A falling average can easily be mistaken for falling value. But for an investor, the two are not the same.
As our latest market analysis shows, Dubai is experiencing a normalization in transaction volumes rather than a broad price-led correction. Fewer transactions are taking place, while pricing remains resilient across most tracked communities.
But there is another distinction worth remembering.
Price is paid once. Value is realised over time.
What matters to an investor is not simply where the average stands today, but what the investment can deliver over the period it is held — income, appreciation, flexibility, security, or another outcome that matters to the investor.
That’s why a change in today’s average should not automatically be interpreted as a change in the value of an investment.
The better question is not only “What is it worth today?” but “What can it still deliver over time?”
