Not all risk behaves the same way

Cash flow risk

Ask yourself: can I comfortably continue funding this investment if my circumstances change?

Payment plans, service charges and financing costs continue regardless of changes in your personal circumstances.

Concentration risk

Ask yourself: how much of my wealth depends on this one investment?

A single property can represent a small position or nearly all of an investor’s capital.

Liquidity risk

Ask yourself: can I exit this investment if I need to?

Property is easy to enter and slower to exit — know how long that exit could realistically take.

Market risk

Ask yourself: what if the market changes after I buy?

Prices, rents and demand move independently of any single owner’s decisions.
